 DEVELOPMENT ACCOUNTANT (Tucson)
 Responsibilities
 ·    Oversee job cost and financial accounting and reporting related to assigned development projects in accordance with Bourn Policies and Procedures. 
·    Be well versed (i.e., excerpt) all relevant documents associated with the development projects assigned (operating, management, TIC and other agreements) and be well versed in any terms NOT included in such documents. 
·    Coordinate job budgets with project management, finance, the development principals, and other pertinent professionals.
·    Manage project invoice approval process
·    Update cash flow requirements for the projects, anticipate project funding needs and issues and communicate such needs with the Development Principal, the CIO and finance 
·     Manage the monthly, quarterly and annual closing process 
·     Direct and review the preparation of financial statements pertinent to investors and internal senior management
·     Ensure that the structure of new developments are setup in Timberline meticulously   
·     Prepare and review year-end audit worksheets (if applicable)
·     Work with outside tax professionals regarding tax return preparation keeping in mind that tax entries will NOT tie to internal reports (i.e., K1 reporting should not be reflected in the internal books).
·     Reconcile financial reports to respective tax return     
·      Advise the Development Principal and Project Manager on financial and business matters
 
Qualifications
 
  
·        Minimum 7 years accounting leadership experience in a complex business environment
·        BS or BA in Accounting or Finance required; MA or MBA preferred
·        CPA a plus
·        Experience in real estate development a plus 
·        Timberline experience a plus
 
 
FINANCIAL ANALYST (Tucson)
Responsibilities
·        Work with Accounting Controllers to create financial models that properly quantify debt and equity requirements, in amount as well as timing 
·        Maintain comprehensive understanding of current capital markets and apply current market conditions to project analysis
·        Interpret financial analysis and provide input on maximizing IRRs
·        Work with Accounting Controllers to create and maintain project cash waterfalls
·        Create or review financial analysis required for debt and equity placement efforts and ongoing lender and investor communications
·        Assist with capitalization efforts as requested;  Create deal structure diagrams
·        Work with Accounting controllers to compile/maintain project information for company level reports

·        Create and maintain Argus models for acquisitions and dispositions

·        Complete other acquisitions/dispositions analysis as requested

·        Update acquisitions/dispositions reports as necessary

·        Interpret financial models and provide recommendations and insight to Director of Acquisitions/Dispositions on financial feasibility and valuation of acquisitions and dispositions.

·        Provide research and support to acquisitions/dispositions’ strategic efforts

·        Maintain and improve various analysis templates

·        Work closely with various internal customers including development principals, project managers, and property managers to analyze projects.

 
Qualifications

·        BA in accounting, finance, real estate or other quantitative field; MBA with a concentration in Finance or Real Estate desired

·       The highest level of personal integrity and ethical standards

·        Strong quantitative analysis experience

·        Knowledge of or willingness to quickly learn real estate principles and capital markets
