FOOTHILLS MALL
The Challenge
Redevelop and successfully market Foothills Mall—a 500,000 square foot enclosed shopping mall that was less than 10% occupied, in large part, due to the highly successful Tucson Mall just five miles away.
The Solution
Bourn researched or visited more than 100 projects across the U.S. and determined that a combination of entertainment, restaurants and value shopping was gaining popularity. Tucson was clearly lacking a development that offered this combination that would complement, rather than compete with, the Tucson Mall.
In addition, we recognized that Foothills Mall had these advantages:
- a location in a fast-growing area of Tucson, - critical mass with 500,000 square feet on 80 acres, and - a low cost basis to allow aggressive rental rates to attract key anchor tenants.
Bourn compiled an attractive, 40-page marketing book detailing the specific redevelopment program to give potential tenants a thorough understanding of the project.
The Outcome
Foothills Mall was redeveloped over a 30-month period into a vibrant, successful mall combining outlet and promotional retail stores, restaurants and entertainment uses. The mall has maintained 97 percent occupancy with several stores performing at top levels in their regions.
